...The only downside to renting through a letting agency (apart from the dreaded three monthly inspections) is that they do tend to be slightly higher priced, because they take a certain amount of the money as means of the landlord paying for the use of their services. Make sure you have found out all you can about the property and have had a good look round the area.

Choose the property you love, that is within your budget (all repairs and decoration taken into account with a bit left over for emergencies) and ... ...an offer that you think is fair.
Take into consideration:
+ Any repairs that need doing
+ Decor, kitchens and bathrooms, work out the cost of replacing them and offer accordingly
+ Prices of the same type of properties in the street or area, is the price of yours similar? + Your budget - don't offer what you can't afford
The agent will then put the offer across to the vendor, and it will either be accepted or they will come back to you and ask ...

Save £1000's in Estate Agent commissions
Advantages: Very simply, you can save a fortune in Estate Agent commissions. Disadvantages: You have to write your own descriptions!

Having chosen the multi-listing package our property was also advertised with Fish4homes, Findaproperty, MSN and lots of other sites as well. Our property was showing on all of these sites the next day.
In the account section we could have changed the price, descriptions, photographs and details whenever we wanted (although I had no need to) – there was even a counter telling us how ... ...We were advised by the Click2move website to call the potential buyers on a landline phone number to confirm the viewing – this offered the dual purpose of making sure they were bonafide house hunters for security - this we did.
We organised the viewings for the following Saturday, by which time we had added another 2 viewings so we had 4 in all. All of the buyers were actually from out of the area - 2 were from London, 1 from Newcastle and 1 from ...

Buying And Renovating A Village Cottage
