Advantages: great service, prices were competitive, mail received on time
Disadvantages: None

...honestly say that I believe Countrywide Property Lawyers could not have done much more for us really. They regularly contacted us and kept us up to date and they also harassed the purchaser’s solicitor to get it all to complete. When ever I was promised a call back I always received one and I was told everything that was happening. I recommend CWPL because they were efficient, reliable and hard working and because they work on a no sale/purchase ...
...get their dosh anyway. They have to, to allow them to make money. They started out in 1997, so still quite a young company. In 2003 they carried out over 86,000 transactions so they are obviously quite popular within the market place. I also found their prices to be extremely reasonable and fair compared to most of the quotes I was getting from other Solicitors firms. Go to www.cwpl.com for more information and bare them in mind for when you want ...

Taking incompetance to new heights

Advantages: Their name is easy to remember
Disadvantages: Oh my God, where do I start?

...who turned out to be Countrywide property Lawyers. THere have been great mistakes in history, let me list a few: King Harold, 1066 : "What Arrows?" Captain Smith of the Titanic 1912 : "What Iceberg?" Captain Cook 1740: "Don't worry, the natives are friendly" JeffFromPoole 2006: "OK, that sounds like a good idea, let's go for it." We were promised weekly updates, by letter and email, swift response to all our queries, efficient service and dedication, ...
...delays, excuses and incompetance. Here are some examples: As you will know, these days you have to have an environmental survey of a new property, as a result of this CWPL decided that there was a problem with naturally occuring Radon gas. - for those of you not au fait with this, Radon is a radioactive gas that occurs naturally around areas based on Granite, i.e. Devon and Cornwall. It does not occur in Dorset and the survey showed this. we took ...

Countrywide Property Lawers (you gotta be joking)

Advantages: After almost 2 years of dealing I still can't think of any
Disadvantages: I don't think Ciao's computer will be large enough to store the information!

After being passed from pillar to post and council for licensed conveyancers (governing body) were unable to help. They passed me to the legal services ombudsman who were unable to help too! I sent several emails to Terry Marris who is the Chairman of CPL. He kept fobbing me off and eventually said in a letter that he has closed the file and will ignore any future corredpondance from me. I called their bluff and on 30th April 2007 issued a County ...
...on the very last day I received a telephone call from CPL admitting liability and that they will settle my claim. I have received a cheque for the amount claimd plus interest plus court costs. If anybody else is considering doing this then do. It is very easy to do and can be done online. I find it astonishing that this particular case took almost 2 years to resolve. What is the point of having governing bodies who can't help? The phrase toothless ...

House Buyer

Advantages: None. AVOID THEM
Disadvantages: Too many to note here. Read review below.

Everything that everyone here says is true -AVOID THEM. They are the least professional people I have ever had the displeasure of coming across. Examples of incompetence: • Things they have 'sent out' in the post frequently never arrive (often because they have never actually sent them) • Things you send them never seem to get there (ask them to check and double check as often they will find under their noses) • They NEVER keep ...
...parties (you, buyers/sellers lawyers) that no one seems to receive time and time again. They rarely seem to chase the other solicitors but instead send further letters • You have to do all the chasing - and your calls are rarely returned • Solicitor is never available to speak to you • The juniors you speak to are useless (and haven't got a clue what is going on -solicitor tells me one thing and they tell me another) • They ...

BUYERS AND SELLERS BEWARE - AVOID CPL

Advantages: None
Disadvantages: Unprofessional, inept and incompetent

...(they are all part of Countrywide Plc), could not care less either and told me when I called to say that I would be withdrawing my offer if CPL did not revert to my solictor by noon on Monday (16th April 2007), that that was my perogative. They are obviously not concerned about their clients or the loss of income. Amazing. I am certain that their clients, the people we are buying from, would be delighted to hear of their response. Especially as these ...
...in danger of losing us. I simply can not belive that CPL can continue to operate. I have learnt that there is increasing concern in the industry about CPL; their reputation is dreadful and many professional coneyancing companies and estate agents are now refusing to do business with CPL or anyone using CPL. Please do take notice of this warning, refuse to consider using CPL and do not buy a house from anyone who is. It will save you a great deal ...

If you want to avoid hassle, stay away from CPL

Advantages: None..zero...zip
Disadvantages: That they call themselves 'lawyers'

My level of frustration with CPL is similar to most negative reviews. I engaged them to sell my home and buy someone else's with no other transactions taking place in the chain. At the end of 4.5 months we have finally exchanged, but not without every group involved (both EAs, buyers, and solicitors) ready to explode over CPL's incompetent and errant communication, loss of documents (blamed the post and their fax machine!), and general level of mediorce ...
...2nd month, we started seeing some correspondence from our sellers' solicitor indicating their unhappiness over documents being sent twice which should have alerted us. It wasn't until we started dealing with them more frequently in the 3rd month that we realised their concept of customer service was terrible. Their call assistants said one thing when in fact something else was closer to the truth. At the end of the 3rd month, we received only one ...

The Truth is out there, Somewhere

Advantages: nothing
Disadvantages: they exsist

Countrywide Property Lawyers Well what can I say, WHAT A BLOODY NIGHTMARE! Would probably sum them up, Countrywide property lawyers or CPL are a Manchester based panel of Lawyers, whom I had the misfortune of dealing with, whilst buying and selling property through Bridgfords estate agents, they came highly recommended by them. It was some time later I realised the connection of their name Bridgfords Countrywide, bit of a link there I think. After ...
...for the first week it was a mad dash, they kept phoning and writing, they wanted this that and the other as quickly as possible, I was impressed, it seemed as though this was going to be a quick turn around, how wrong was I. 6 months and a week later, we finally got, to sign contracts, It has been a total nightmare all the way through, with one excuse after the other, they never rang back when they promised to, I was always having to chase after ...

Have they ever actually completed a conveyance?

Advantages: None
Disadvantages: You are most likely to find your buyer pulling out through sheer frustration

...house from a seller using Countrywide surveyors, I would strongly suggest that you stay well clear of this firm. Three reasons: 1. They seem to have no idea of time. Our conveyance has taken over 3 months now with no end in sight. Excuses are thrown our way like so much confetti. 'OOps, we haven't received that fax, etc, etc.' 2. They do not (in their own words) 'adopt the National Conveyancing Protocol recommended by the Law Society. This protocol ...
...to adopt it means that Countrywide can refuse to do certain jobs or sign off certain documents that the buyer's solicitor needs. This causes delays and may result in your SALE FALLING THROUGH. 3. No sale no fee sounds like a good idea. In practise, it means that the conveyancers do the miniumum work. They make their money doing volume conveyancing (some you win, some you lose) and have no real interest in spending extra time on a tricky transaction. ...

Never Never use these people

Advantages: Will loose you the sale if you are not sure you want to move.
Disadvantages: Move with the pace of a continental plate.

...can possibly have done. Sacked Countrywide and employed a competant (and cheaper) solicitor. Guess how upset Countrywide have been? Well in line with their communications policy and expertise I've heard absolutely nothing, could't give a toss,as apparently neither could they. Please anyone who is even contemplating an arrangement with these people do what we are all telling you and WALK AWAY. Believe me these people promise the Earth but in reality ...
...who used to work on the principle that if you ask enough women for a date eventually one will say yes. In much the same way countrywide's turnover makes the individual customer irrelavant. In the words of the Grange Hill kids.......JUST SAY NO. I hope I'm not being in any way ambiguous! ...

Incompetent

Advantages: I'm waiting to find out
Disadvantages: Where do I start?

...selling our property through a Countrywide Group Estate Agent.....CWPL are our solicitors. Our buyers have exactly the same solicitors. There is absolutely no chain whatsoever. So why has it taken 11 weeks so far? If you are thinking of using any firm within the Countrywide group for either a sale or a purchase, please read on.... The estate agents were great to begin with. However, we ended up having 22 viewings (not all of which we were informed ...
...have plenty of time on your hands and can cope with all of the above - Countrywide are definitely worth every penny of their extortionate fees. If not, then ask a 5 year old to deal with your sale or purchase - they'd certainly do a far better job. ...

Countrywide Property Lawyers

Advantages: none
Disadvantages: totally incompetent

Just read a bad review for this company, I have to echo everything that has been said. It has taken 5 months to sell a vacant possession to a first time buyer who had a mortgage approved within 2 days of agreeing the sale. The estate agent recomends them of course because they get a cut. I do not have room or the patience left to list all the stupid errors but here are a couple. sent out 6 requests for ID verification over the five months and still ...
...This was after I had sent it twice and the estate agent had faxed it 4 times. chased by the buyers lawers 4 times. when asked to explain what it was that i was getting for my money i was told given the standard brush off "we are reviewing it as we speak" this line was repeated to me on the phone many times over the nightmare period until one guy eventually ran out of arguments and apologised unreservedly agreeing that the sale should have been completed ...

To manage uncaring and incompetent at the same time - impressive

Advantages: If you are sadistic by nature it can upset everyone else in the chain
Disadvantages: High risk of suicide through losing the will to live

My only saving grace is that we did not choose them to be our conveyancers. Unfortunately if they infiltrate your chain at any point the result is the same. These people should find themselves on Rogue Trader or similar programme. They managed to delay exchange in a very short chain by at least 2 weeks, on multiple occasions gave misleading information, failed to find urgent documents that had been sent by the much vaunted DX system, and then despite ...
...took a further two days to get to it - and then came up with a further delay that apparently was completely unnecessary. There was nothing left to do and it still took a week (and its not over yet!) (only gave one star as it would not let me leave negative numbers) ...

If you think moving is stressful, try it with CWPL

Advantages: Excellent for losing weight and going grey.
Disadvantages: Very misleading and contradictory.

Quick review of Countrywide Property Lawyers

HIRE AN ILLLITTERATE IDIOT NOT COUNTRYWIDE! They do not respond to my solicitor - lie about documents being sent or received.Do not open post for up to a week.Could not care less if the sale proceeds or falls through. They have never contacted my solicitor(who is extremly helpful) He is the one, who contact them numorous times, but they keep on telling lies. Unfortunately Bairstoweves has misled and recommended them to the seller. Once they wil say they have sent the documents, later they will say they yet to send. They should not be allowed to continue practising and need an action group to ensure that they don't. The home buyers and sellers are now warned. Don' t trust these liers, Don't trust the estate agents, who recommend them to you. e.g. Bairatoweves! If you want a speedy and very helpful solicitor, send me an email I will give you the details. ...

Countrywide Property Lawyers Avoid!!

Advantages: None
Disadvantages: They are trading

...and were pressured into using Countrywide Property Lawyers by Fulfords Estate Agents. It took 14 weeks to complete a simple purchase with no chain on either side of the transaction. I were chasing CWPL all the time asking for information that the call centre staff simply didn't know. I would not recommend them at all. The next time we move we will go into our local town and find a solicitor there. CWPL quoted one price then more searches were required ...
...for them. I have since found out that some of the searches were not necessary. Sometimes I would be on the phone for 20 minutes before being answered. But as you are in a queuing system you are paying for the privillege. 2 weeks before we finally got to exchange contracts CWPL told the vendor's solicitor that there was a hold up because we didn't have a mortgage. We had a mortgage before we'd even put an offer in on the house. It's just delaying ...
